An upcoming Hum Sub Youth Leadership Summit in Cary is designed to help students begin exploring those opportunities. Someone just spent $236,000,000 on a painting. Here’s why it matters for your wallet.

Late last year, a Klimt sold for the highest price ever paid for modern art at auction.

An outlier sure, but it wasn't a fluke. U.S. auction sales grew 23.1% in 2025. The $1-5mm segment even grew 40.8% YoY.

Now, the S&P, teetering on all time highs, just posted its worst quarter since 2022, oil was up 94% (briefly), and Moody's puts recession odds at 48.6%.

Each environment is unique, but after dot-com, post war and contemporary art grew about 24% annually for a decade. After 2008, about 11% for 12 years.

Cary Real Estate Market Trends

Spring surge is real — volume and prices both climbing

This week's data tells a different story than last week. March closed sales hit 616 homes — up 26% year-over-year, and the median sold price jumped to $639K. Active inventory also expanded from 485 to 672 listings, giving buyers more options while keeping sellers competitive. Days on market for current listings are running just 26–27 days, a dramatic improvement from the 69-day figure we saw in February Redfin data. The spring selling window (Feb–July) is open and moving. Sellers who price correctly are not sitting.

The market split: listings are up, but good homes move fast

Here's a nuanced talking point for both buyer and seller clients: "Inventory is higher than it's been in a while — 672 active listings in Cary right now. But well-priced homes are still going under contract in under 30 days. What that means is buyers have more choices, but hesitation on the right home still carries risk. And for sellers, pricing to market from day one matters more than ever — the days of testing high and dropping are costing people weeks of unnecessary time on market."
