Days on market have nearly doubled year-over-year. Inventory is up over 20%, homes are selling at 97.9% of asking price, and price reductions have climbed from 54.7% to 61% of listings. Median list prices hold around $635K — but sellers are negotiating. Modest appreciation of 2–4% is forecast for 2026, driven by corporate anchors like Epic Games and SAS and continued population growth. Spring (Feb–July) remains the strongest selling window.

The total count varies, but most scientists agree there are roughly 12 to 14 "primary" plates, with numerous microplates filling in gaps, often totaling around 20 large sections.
